When buying a house there are some taxes to be considered. Among them are IMT and IS.
IMT - Municipal Property Transfer Tax
The IMT is applied on the transaction value of the sale, i.e., on the deed value. This value varies according to the purpose of the property (Permanent or Secondary Owned Housing and rental) and the location of the property (Mainland Portugal or Autonomous Regions). According to the Tax Authority this value depends on a table updated periodically.
Stamp Tax
If you take out a loan, you can expect double taxation (on the deed and on the loan from the bank). The applicable rate is 0.8% on the transaction value plus a percentage considering the financing value:
- 0,04% for terms shorter than 1 year;
- 0.5% for terms between 1 and 5 years;
- 0.6% for maturities over 5 years
- And also for all fees associated with the loan, 4% (e.g. appraisal fee, study fee, installment processing fee, etc...)
